1620 Sagebrush - Built by Cullers & Pepper

The collection of vintage ads that helped us to confirm architectural details for the luxury mid-century home at 1620 Sagebrush SE in Four Hills Village, Albuquerque.

To confirm the historical significance of each residence in Four Hills Village, the volunteers behind the Four Hills Village Proper Project have combed thousands of newspapers. While doing research we use vintage realty advertisements, which is a good way to learn more pertinent facts about the architecture and its history.

Through a realty ad posted in 1968, we learn that the home being built at 1620 Sagebrush Trail S.E. has an interesting feature, the sunken living room. The place is also confirmed to have Air conditioning, heating, and two fireplaces - all standard for the area. Village Realty published the advertising in the Albuquerque Journal, showing us that the home was not custom-made with a particular owner in mind, unlike several of the older homes in the neighborhood from a decade earlier.

Just over a month later, we find another ad for the address published to promote the first showing of the estate, which confirms the builder for the luxury mid-century modern home. Cullers and Pepper have built many homes in Four Hills, including this one. We currently know of Cullers and Pepper construction on multiple streets in Four Hills Village, including Toro, Cuatro Cerros Trail, Wagon Train, and of course, Sagebrush Trail. We also learn some more facts about the original building materials, and through this ad, we now know this was originally a brick masonry ranch house with four bedrooms.

One month later, the address is still for sale and being promoted again for an open house. This next ad provides information on its location relative to what was then Four Hills Country Club. The ad also provides further details about the materials and architecture. We discover a “Flared V” entry and a black & green Venetian marble fireplace. Very posh! We learn about the home's 2.5 baths, den, and deep pile carpeting. We also discover that the home has earned a Medallion Home rating, meaning it is 100% electric. We already understood that there were two fireplaces, but now we know one was in the living room and one was in the den. In another ad posted in May, we see the home is still unoccupied, but no further details are learned about materials or architecture.

In the Summer of 1968, we saw a blanket advertisement spanning several houses along Sagebrush Trail and confirming the builder as Cullers & Pepper for all 5! We can also see that these homes were Gold Medallion rated, helping us to add new information for several addresses with one single ad. We presume that 1620 Sagebrush Trail was purchased sometime between the May and August ads. We don’t see any instances of for sale posts or realty photographs from after this point, which may mean that the original owners or family still possess the house. Public records show that the house has gas heating which doesn’t coincide with the Gold Medallion rating, which may mean this was later installed or incorrect data. The only way to find out some things is to reach out to owners and get first-hand information. Alas, we can uncover a lot of data through the archives and public records, but nothing is as helpful in our efforts as our houseproud neighbors.

This original home listing highlights many original features and even confirms the builder but what caught our eye was these 3 Lusterlock vanity tops! If you have Lusterlock in your home we want to know!

This Four Hills Village Realty ad from 1967 for 1105 Cuatro Cerros in Four Hills Village, Albuquerque highlights many original features commonly found in this luxury neighborhood including open beamed ceilings, Medallion home status (which simply means this was an all electric home), and the word “unusual” in its original listing. Another important fact about the architecture that is learned through this vintage listing is that it was built by Cullers & Pepper. What caught our eye was the add name drops 3 Lusterlock vanity tops, a material we had never heard about before.

We learned that Lusterlock aka Lusterock is made by suspending natural materials in a polyester resin. This actually makes quite a beautiful array and variety of colors and textures. We are curious if these original vanities still exist at 1105 Cuatro Cerros or any other home in the area. This is the only instance of a Four Hills Village realty ad mentioning Lusterlock that our group has encountered. (and we have scanned all the Four Hills Village realty listings from 1965-1975!)

Four Hills Apartments Gets Approval

A recently discovered rezoning announcement confirms the first inkling of Villa Serena

Behold! The first inkling of Albuquerque, New Mexico’s Villa Serena. In this 1968 announcement, we discover that the City Planning Commission has granted approval for 122 dwelling units in Four Hills. The 15.1-acre plan for Wagon Train SE was submitted by Four Hills Development Corp. agent, Roger Cox and Associates.

The announcement was published in an April 1968 Albuquerque Tribune, a now-defunct newspaper, and the piece itself listed similar announcements for City Planning Commission decisions all over the valley.

The original highlight reads:

“The City Planning Commission has approved SU-1 zoning (special use for a planned residential development) for 15.q acres of land in Four Hills Village.

The land on Wagon Train Drive SE will be the future site of apartments, condominiums, and townhouses.

The plan, submitted to Planning Commissioners by Roger Cox and Associates, calls for 122 dwelling units. Roger Cox and Associates is the agent for Four Hills Development Corp.”

This future site of apartments, condominiums, and townhouses the article mentions is known today as Villa Serena, one of the most instagrammable Spanish-influenced complexes in Albuquerque. There have been many project ideas that came about for Four Hills Village during the mid and late sixties but not all of them came to fruition. Villa Serena is a dream come to reality and still provides gorgeous luxury residences in the 2020s.

24 Donitas De La Sinafora and their escorts have a packed social calendar between selection and their formal presentation at Civic Plaza. From country picnics and barn dances to Luaus at Four Hills Country Club. This lucky bunch gets exclusive invites to homes and private clubs across the valley.

Among the familiar names on the Donitas networking circuit is Mr & Mrs. Fred Mossman who hosted a lovely Father Daughter brunch at their home, with Edward D. Gladden and their daughter Kathleen as host and hostess.

Feast your eyes on this gorgeous mid century chocolate brick showcase home. A vintage ad from 1968 confirms 813 Wagon Train is the model home for a new Willis Smith Construction Company development, Four Hills Manor.

We know through historic plat maps that Wills A. Smith Construction Co. purchased a row of lots in 1968. This empty land came to be 16 gorgeous houses that are still standing proud today. The model home is always the first built, often is staged with furnishings, and stands as an exciting example of what dreams are possible in a new development. Builders don’t cut corners or spare expense on their showcase models and 813 Wagon Train was one such home!

1966 - 1968 New Ads To Be Archived

Currently Roth Modern has confirmed the year that 92 individual Four Hills residences were built. When this new batch of artifacts hits the cloud we are definitely going to surpass the 100 mark!

This week our Mod squad scanned all the local newspapers from Jan 1966 to Dec 1968 for new data on Four Hills Village architecture. The new information will expand our understanding of Four Hills Village realty development in those years. New builders came on to the scene, replatting of lots happened (a few times) and multiple subdivisions were added to the community in those years including a significant section of Cuatro Cerros Trail.

At this point in our research, most homes are being sold by Village Realty. It was also in these years that Village Realty became the exclusive realtors for Cullers & Pepper Construction Co. During these years both a Four Hills Village school and apartment complex was in the works but as you can see from what exists today, neither of the two ever came to fruition. We can’t wait to learn more about what happened there!

We searched every day of the year from 1966 - 1968 for Four Hills Village mentions and advertisements for newly built homes. The information harvested from the last big newspaper scan will be uploaded to the database over the next few weeks and we will be sure to keep you posted on the interesting details and fun highlights we learn along the way.

Currently Roth Modern has confirmed the year that 92 individual Four Hills residences were built. When this new batch of artifacts hits the cloud we are definitely going to surpass the 100 mark! Impressively, at this point in our research, only 4 houses have been disqualified for being built after 1975. We look forward to celebrating the architectural history of our first 100 Four Hills Village Proper homes. This is a big win!!

There are still hundreds more residences to confirm before we know the complete architectural significance in this area.

We don’t know much more about the artwork outside of the publisher; Albuquerque Architect Magazine. There is no artist, company, or text on the page. We found it while searching for information on Four Hills Village but had to stop and share because it’s so gorgeous! Full-page color ads like this one are not common.

Amazing Arches on Mid Century Albuquerque Homes

There are homes that use archways solely for aesthetics but there is also a number that has structural arches. Check out this gallery of arch features in Four Hills Village that caught my eye.

Southwestern archways are a staple feature throughout Four Hills Village, Albuquerque’s mid-century homes. These features complement the soft lines of the surrounding natural desert. Four Hills Village Proper is a luxury golf course community developed by Bill Brannin in the 1960s and 70s. It is in the center of what is now a sprawling area of hilly residential developments.

The original houses in the historic areas of Four Hills Village had to meet certain criteria and have construction plans approved by Four Hills before they could be built on the empty lots surrounding Four Hills Country Club. The first homes are architect-designed and lavish having had to meet or exceed a 2,000 square foot minimum. These homes were built for the creme de la creme of Albuquerque high society during the post-war boom and no expense was spared. We now know that most homes in Four Hills Village Proper have multiple fireplaces and were made with top tier materials. To this day most of the original architecture is untouched making it a true time capsule.

Archways are seen in Four Hills neighborhood architecture across many styles. On a walk through Four Hills Village, you will see archways in adobe homes as well as masonry homes. There are homes that use archways solely for aesthetics but there are also a number of homes that have structural archways.

Four Hills Village Albuquerque is a mid-century time capsule neighborhood in Albuquerque, New Mexico. Though Four Hills has expanded over the decades to serve 14,000 people, the original 600 lots have won over the hearts of architecture enthusiasts and fans of vintage design.

There are many incredible architectural features on Four Hills Village homes, but today we are focused on the swoon-worthy statement doors and entryways that have caught our eye during our daily walks through the neighborhood.

Historic New Mexico Made Slump Block

Four Hills Village is certainly known for its great 1960s design. What is lesser known is the impressive number of these historic homes that are built with local Albuquerque-made materials.

We have archived instances of this Crego ad published as early as 1961.

Concrete was everywhere in 60s Albuquerque partly because it was manufactured right in the backyard. Due to the mining of naturally occurring minerals in the Manzano mountains, Albuquerque became a major manufacturer of concrete materials. Another popular concrete-like product on the market at the time was a local innovation called “SlumpRok”, which later became known as Slump Block, made by Crego Block Company. The blocks were pulled out of their molds before fully curing causing the sides to “slump” slightly as they dried. When used in construction this would give a wall a textured appearance with more depth than traditional brick. It is intended to look like a more traditional southwestern adobe brick.

Over half a century ago in 1966, Crego Block Company showcased what is now a historic home in Four Hills Village. The advertisement ran in the July-August 1969 edition of Albuquerque Architect Magazine and highlighted the original owner of the residence, Dr. & Mrs. Steven H. Feagler. 

This home still looks just like the ad proving Crego wasn’t just fluff and promises. The house truly does deliver!

This house is located at 900 Maverick Trail SE  in Four Hills Village, Albuquerque.

Once you learn what Slump Block is you will notice it all over the neighborhood and throughout Albuquerque. It was highly prolific in 1960s and 70s design. As far as we can tell, Crego was the major, if not sole, supplier of Slump Block in Albuquerque during this time.
